What is the rate of interest we get?

Minimum 1% is guaranted and maximum there is no maximum limit. It can go very high depending on the market value of the project.

Is it wise to take a home loan now?

Property prices are down and loan tenures have increased from 12 years to 20 years and the cost of borrowing loans have come down. Some Housing Finance Companies (HFC) are computing interest on monthly basis as opposed to annual and this substantially reduces the cost of a loan for a borrower. Tax incentives have further reduced the cost of borrowing. The Govt. permits borrowers to deduct interest of up to Rs. 1 lakh paid as on housing loans from their taxable income for the year (subject to investor buying for self occupation after April 1, 2000 and getting possession not later than 31, 2003)

Also, the emergence of new players into the housing finance segment has resulted in competition and many HFCs are offering different loan packages to consumers who can select a scheme to suit their needs. You have to balance the factors:
1. Longer loan term
2. Lower rate of interest
3. Whether the loan is computed on monthly or annual rates

What are the benefits of taking home loan?

A decade back where were hardly a handful of lenders in the housing sector, interest rates were as high even 18 to 19 percent. As a result, there were very few borrowers. In 1988, the National Housing Bank (NHB) was formed as a wing of the RBI, with an objective of making long term Housing Finance Institutions (HFIs) and to regulate their functioning. Currently there are around 29 housing finance Companies registered with the NHB and many more not registered. A number of commercial banks add to the lender pool. Advent of such a large number of lenders have resulted in competition leading to substantial reduction in the interest, benefiting home loan seekers.

If renting accommodation:
Rents paid are high in cities and constitute 20 to 25 percent of a person's earning. If you dream of having your own house, get it now by availing house loan from financial institution:
a) Property prices have bottomed out and prices prevailing are the Cheapest.
b) Due to more players in the field, including banks, housing loan interest rate has come down and is at its lowest.
c) You pay installment just as you pay rent.
d) Rent goes on increasing year after year, while the installment you have pay is fixed.
e) An asset of increasing value over the years.
f) You save net salary on account of rebates in income tax.

Benefits:
Section 88 of the income tax act: the section deals with rebate on life insurance premia, contribution to provident fund, subscription to NSCs etc. Repayment of the amount (toward principle amount) for the purpose of purchase or construction of a residential property upto a sum of Rs. 20,000 can be included under the claim for rebate, subject to maximum ceiling of Rs. 60,000.

What is better, fixed rate or floating rate of interest?

Another area to be taken care of whether to go for a fixed rate of interest or a floating rate.

Fixed rate: The interest rate is fixed for the interest rate is fixed for the entire period and the HFC takes on them the interest rate risk.

Floating rate: The borrower has to take the interest rate risk i.e. if there is any increase in the rate of interest the borrower has to pay additional interest and vice versa. Over a period, the interest rate has come down and the interest over a period depends on many factors such as a stable govt. and its polices.

After making the choice, it is applicable for the entire tenure of the loan (10-15 years). An individual would opt for
a) Floating rate if he feels that rate of interest shall on an average reduce over the loan term (10-15 years).
b) Fixed rate if he feels that rate of interest shall go up on an average over the loan term.

This effectively implies that every individual is asked to make a calculation on interest rate for a period to take a call on interest rate for a period as high as 10 to 15 years. Given the volatile interest rate scenario, it is virtually impossible to take a judicious long term call on interest rate by any individual notwithstanding his expertise. Hence one tends to suffer at same point or the other as rate move in different directions. At any given point of time, one can safely predict the interest rate trend for a short term (1 to 2 years).

A lock in at a particular type of rate (fixed/floating) is thus an indirect manner of passing the risk to the customer by the bank. It is important to understand that normally housing loan is for 10 to 15 years. As a judicious customer one should go for the loan which gives the flexibility to take advantage of the rate of interest changes. Insist on finding out whether your loan give this option of fixed/floating rate. If yes' then it does it give the option of conversion between the two. Normally, the banks do not give this option for obvious reasons to the housing finance sector. One bank, which does not recognise this fact, is HSBC. They give the flexibility to switch the rate every year between fixed and floating at the option of customer without any charges. This give an opportunity to the individual to lower his cost every year of the loan and thus avail a good loan.

A large number of banks levy a legal charges ranging from Rs. 3000 to 8000 depending on the bank.

So even if one takes a slighter higher EMI loan, it is worth taking the option of conversion from fixed to floating and vice versa as it ensures that the loan is at the best rate not only now but more importantly for the entire term of the loan. One should recognise the fact that giving unique option to the customer effectively means the option to convert the rate of interest applicable on the loan from fixed to floating or floating to fixed every year (depending on the choice of the customer). This option is available every year at the time of annual review of loan.
If the interest rate goes down by 1percent, the effect is given immediately from the date of change of rate. The reduction in EMI shall be Rs. 66 (i.e. EMI @ 13.6% minus EMI @12.6%). On the other hand, if one feels that rate would go up, he can opt for fixed rate thereby insulating oneself from the interest rate risk. This ensures that the loan is at best possible cost not only at the beginning but for the entire tenure of the loan.

 
 Dwarka

Barakhamba - Dwarka Metro Line

The alignment of line No.3 is from Barakhamba Road to Dwarka. The alignment is underground from Barakhamba Road to the start of Panchkuian Road. The section will be on ramp from the start of Panchkuian Road till full rail level is gained for approx. 520m after which the entire section will be elevated. The alignment will pass through Barakhamba Road, Panchkuian Road, Link Road, Pusa Road, Patel Road & Najafgarh Road.

Line-3 will have 22 Metro stations. The first two stations i.e. Barakhamba Road and Connaught Place will be underground and the other stations will be elevated. The stations will be on both sides of the viaduct and a cross bridge shall be provided below the platform for the commuters to cross from one side of the station to the other.

Methodology of Construction

The section of the viaduct has been designed as segmental single U girder which will be precast and transported to the site. Special spans of 45m and above shall be of steel. The length of the span near the Railway tracks at Kirti Nagar will be 60m.

The Road intersections at Panchkuian Road, Rama Krishna Ashram and Rajendra Place, are planned to be modified to accommodate the viaduct. The modified intersection at Rajendra Place will be signalized.
